Owning a house is more than just paying the mortgage and doing simple maintenance. The upgrades and improvements you make throughout your time there will help to sell your home and get a decent price for it too. If you’re thinking about listing your home at any point in 2021, you’ll want to carry on with your repairs and upgrades, especially when it comes to your outdoor living spaces. 

So, what features will get you the most bang for your buck? Take a look at these insights from top agents, as they’ll give you some ideas where to start.

Porches with screens

When we look at houses, we’re smitten with a home that has a lovely patio or porch, but rarely do we think, “Oh, this would be so much better if it were screened in!” That isn’t what buyers are thinking now! Across the nation, 30% real estate agents say their clients fall in love with homes with a screened in patio or porch. They can sit outside and enjoy the weather without worrying about being rained on or becoming a buffet for mosquitos.

Lots of shade

Across the nation, shade trees, pergolas, awnings and even gazebos are among the top of the “wants” list, according to 34% of agents. When there is plenty of shade, the homeowner doesn’t have to bake under the sun when they want to enjoy the fresh air. They can kick their feet up in their favorite lawn chair under the shade, relax, and stay cool. Plus, it helps to keep the house cool during the summer!

Outdoor kitchen

Kitchens are the heart of the home, they can also be the heart of an outdoor living space! An outdoor kitchen, which 46% of agents say their clients want, can be as well appointed as the one inside the home. Of course, it can be as simple as a grill, a countertop and a sink. You could go so far as to even add a wet bar, which will be sure to appeal to those who love to entertain!

Fences or hedges for privacy

In a world where it feels like there are eyes watching us 24/7, we should hope to get at least some privacy while we’re relaxing in our own backyards. Unfortunately, if you have neighbors, that isn’t so easy. This is why 54% of agents report their clients prefer homes that already have privacy fences or even hedges surrounding the perimeter to block prying eyes from looking in. 

Permanent fire pit

It seems so little, a fire pit, but 54% of agents say yards with a permanent fire pit seems more action than those that do not. When you think about it, it makes sense. Anyone could buy one of those cheap pits from any old store, but a custom built fire pit? Now that is the epitome of style and comfort. A fire pit adds charm, but it also gives homeowners the chance to enjoy their backyard at night, even when it’s cold. 

Homeowner, if you’re considering selling your home this year, it is a great time to do so. It’s a strong seller’s market and there’s a good chance your house will sell quickly and maybe even for more than asking! However, if you want to appeal to the largest buyer pool to better increase these chances, you’ll want to consult your real estate agent about which of these features are the most popular in your area.
