Between social media, word-of-mouth advice, and outdated information, it’s easy to fall for myths that can actually hold you back from making smart decisions.
Let’s set the record straight on a few of the most common real estate myths 👇
This is one of the biggest misconceptions out there—and it stops a lot of people from even starting the process.
The truth:
While putting 20% down can help you avoid private mortgage insurance (PMI), it’s definitely not required. Many loan programs allow for much lower down payments, with some options as low as 3–5%, and certain programs even offer 0% down for qualified buyers.
Bottom line: Don’t count yourself out before exploring your options.
Yes, spring is a popular time to list—but that doesn’t mean it’s the only time.
The truth:
Homes sell year-round. In fact, listing outside of peak seasons can sometimes mean less competition and more serious buyers. Timing depends more on your personal goals, your home, and local demand than the time of year.

The truth:
Online valuations use algorithms and public data, but they can’t account for condition, upgrades, location nuances, or current buyer demand. That means they’re often just a rough estimate—not a true market value.
If you really want to know what your home is worth, a personalized evaluation will always be more accurate.
This one keeps a lot of buyers sitting on the sidelines.
The truth:
Trying to “time the market” perfectly is nearly impossible. While rates do fluctuate, so do home prices and competition. Waiting could mean paying more for the same home later—or competing with more buyers when rates shift.
The better approach? Focus on what works for your budget and goals right now.
Real estate isn’t one-size-fits-all. What works for one person might not be the best move for someone else—and that’s okay.
The key is having the right information (and the right guidance) so you can make confident decisions, whether you’re buying, selling, or just starting to explore your options.
