What Fall Reveals About a Home

A house can tell a very different story in October than it does in June.

Landscaping has tremendous visual power. In fact, 97% of REALTORS® say curb appeal is important in attracting a buyer. But when leaves fall, flowers disappear and landscaping thins out, buyers get a clearer view of the property itself.

And that can be revealing.

Privacy changes. A backyard surrounded by leafy trees in July may have clear sightlines to neighboring homes by November. For buyers who value privacy, it's worth considering how the property looks throughout the year.

The house becomes more visible. Heavy landscaping can obscure siding, windows, rooflines and architectural details. Once vegetation dies back, buyers can better evaluate the home's exterior — including features that deserve to be showcased and areas that need attention.

The lot becomes easier to read. Slopes, drainage patterns, retaining walls, fences and the proximity of large trees to the house can become much more noticeable.

For sellers, this makes fall an excellent time to evaluate curb appeal differently. Instead of adding more décor, look at the bones of the exterior. Does the entrance stand out? Are shrubs hiding the house? Does the property still feel attractive without summer color?

Great curb appeal shouldn't depend on everything being in bloom.
